For the purposes of UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (the “PDPL”), we are the controller of the personal data described in this policy. 2. WHAT THIS POLICY COVERS
This policy explains how we collect, use, share, and protect personal data when you visit www.thepropertyboutique.ae, contact us by phone, email, or WhatsApp, subscribe to our newsletter, enquire through a property portal, or engage us to buy, sell, lease, or manage a property.

3. INFORMATION WE COLLECT

Information you provide to us:
• Contact details, name, email address, phone number, and the content of your message when you use our contact form, email us, or message us on WhatsApp.

• Property requirements; budget, preferred communities, timelines, and similar details you share so we can assist you.

• Transaction and identity information; where you engage us for a transaction, we are required by UAE law to collect identity documents (passport or Emirates ID), proof of address, and source-of-funds information for anti-money-laundering (AML) verification.

• Newsletter subscription; your email address, provided with your consent.

Information collected automatically:
• Technical data; IP address, browser type, device information, pages visited, and referral source, collected through cookies and analytics tools when you browse the site.

4. HOW WE USE YOUR INFORMATION

• To respond to your enquiries and provide our brokerage and concierge services.

• To progress transactions, coordinating with developers, sellers, buyers, landlords, tenants, and the relevant authorities.

• To meet our legal obligations, including AML verification, record-keeping, and reporting required of licensed real estate brokers in the UAE.

• To send you market insights, listings, and updates by newsletter or WhatsApp only where you have opted in, and you may unsubscribe at any time.

• To operate, secure, and improve our website.

We do not sell your personal data, and we do not use it for automated decision-making that produces legal effects for you.

5. LEGAL BASES FOR PROCESSING

We process personal data under the PDPL on the following bases: your consent (marketing communications, cookies that are not strictly necessary); performance of a contract or steps taken at your request before entering one (brokerage and concierge services); compliance with legal obligations (AML, RERA, and Dubai Land Department requirements); and our legitimate interests in operating and protecting our business, where those interests are not overridden by your rights.

6. WHO WE SHARE IT WITH

• Transaction parties; developers, counterparties, and their brokers, to the extent needed to progress your transaction.

• Authorities and regulators; the Dubai Land Department, RERA, Ejari, and, where required by law, AML authorities through the goAML platform.

• Service providers; website hosting, email, customer-relationship management, and analytics providers who process data on our instructions under appropriate safeguards.

• Professional advisers; lawyers, conveyancers, and mortgage brokers, where you ask us to involve them or the transaction requires it.

7. INTERNATIONAL TRANSFERS

Some of our service providers may store or process data outside the UAE. Where personal data is transferred internationally, we do so in accordance with the PDPL to jurisdictions with an adequate level of protection or under appropriate safeguards such as contractual protections.

8. HOW LONG WE KEEP IT

We keep personal data only as long as needed for the purposes described above. Transaction and AML records are retained for at least five years after the transaction or the end of the business relationship, as required by UAE law. Enquiry records and marketing preferences are kept while our relationship remains active and deleted or anonymised when no longer needed.

9. YOUR RIGHTS

Under the PDPL you have the right to: request access to, and a copy of, the personal data we hold about you; ask us to correct inaccurate or incomplete data; request deletion of your data in certain circumstances; restrict or object to certain processing, including direct marketing; request transfer of your data in a structured, machine-readable format; and withdraw consent at any time, without affecting processing carried out before withdrawal. If you are not satisfied with our response, you may lodge a complaint with the UAE Data Office.

10. COOKIES

Our website uses strictly necessary cookies to make the site function, and analytics cookies to understand how visitors use it. 11. MARKETING COMMUNICATIONS

12. SECURITY

We apply appropriate technical and organisational measures to protect personal data, including access controls, encrypted transmission, and secure storage. Identity and transaction documents are accessible only to team members who need them. In the event of a data breach likely to affect your rights, we will notify the UAE Data Office and, where required, you, in accordance with the PDPL.

13. CHILDREN

Our website and services are directed to adults. We do not knowingly collect personal data from anyone under 18.
